Commercial Asbestos Surveys
Regulations regarding the use of Asbestos Containing Materials (ACMs) were not introduced up until the late 20th century when it was identified as a hazardous substance, which means these harmful materials are still very common today in numerous commercial premises that were built prior to this revelation which may mean you require Commercial Asbestos Surveys on your premises.

If you think your property could contain asbestos, a survey is recommended. Generally, there are two Asbestos Survey types typically performed on commercial units and properties:
Management Survey: Its objective is to find, as far as reasonably possible, the presence and extent of any suspected asbestos and ACMs in the building which could be damaged or disturbed during regular occupancy and activity, including foreseeable maintenance and installation, and to assess the condition of the materials. This survey gives commercial property owners all the information and insights needed to determine whether remedial action such as asbestos removal is required.
Refurbishment and Demolition Survey: Required prior to any refurbishment or demolition work is performed, this survey is used to find and describe, as far as reasonably practicable, all asbestos and ACMs in the area where the repair or refurbishment work will happen, or in the whole building if demolition is intended.

Where is Asbestos Typically Present?
In a commercial property that might contain asbestos, there are certain areas and components where the presence of asbestos is more likely. Asbestos in your commercial building will most often be found in cement water tanks, floor tiles, pipe lagging/boiler, toilet cisterns, loose fill insulation, heaters and more. Asbestos Insulating Board is also a common ACM in commercial properties, found in soffits, boxing and panels. However, this is not a comprehensive checklist of ACMs, and a Commercial Asbestos Survey is recommended to uncover and highlight all the areas of your commercial property that might contain asbestos.

Who’s Responsible for Managing Asbestos?
The responsibility for managing asbestos is usually up to the owner of the commercial property in question. If you are a landlord, tenant or managing agent of a commercial property built before 2000 by law you must have an asbestos register in place at all times. If your commercial property has previously been shown to contain asbestos, you must have an asbestos management plan and risk register which needs to be updated annually.
If you plan to carry out any refurbishment or demolition work in your commercial property, you need to have a refurbishment and demolition survey. This relates to all commercial properties– shops, offices and workplaces, factories, warehouses, commercial and industrial units (including vacant buildings). Failing to adhere to current regulations could compromise your insurance cover, resulting in a fine of as much as £20,000 and even a prison sentence of up to 24 months for the most serious violations.
