Site Investigation is the process of collecting information, assessment of the data and reporting potential hazards beneath a site which are not currently known. Statistics shows that 80% of problems encountered on construction projects are due to unforeseen ground conditions that could have been avoided if a suitable site investigation was carried out prior to construction starting.
What is a Geotechnical Site Investigation?
Site investigation is required to determine the engineering properties of soil and rock and how they will interact with a planned development.
The purpose of site investigations are to establish parameters for foundation and substructure design for any construction project; and to assess any potential contamination risks to humans, property and the environment.
The design and scope for each investigation will depend upon site-specific circumstances like the anticipated geology, previous use of the site and the construction proposals. There are a variety of techniques and procedures that may be used dependant on site circumstances and project needs, including drilling, trial pits, boreholes and many others.
Site Investigation Process
A comprehensive Site Investigation will assess the following:
- Susceptibility to groundwater levels and flow
- Underlying geology, and ground / hydro-geological properties
- Physical strata properties of underlying soil & rock underlying
- Identification of physical hazards
- Identification of methane and other gases
- Determining an appropriate design
- Providing soil parameters for construction
The Importance of Site Investigation
An integrated Ground Investigation Report with interpretation is generally required to satisfy the various regulatory requirements of Planning Departments, Environmental Health Departments, Building Control Departments and the Environment Agency.
A professional and comprehensive Site Investigation limits the risk of unexpected ground conditions during the development, which could cause significant cost implications and time delays, resulting in the whole construction project becoming unviable economically.
Failure to undertake a comprehensive Site Investigation could result in significant risks to: the health and safety of site workers, end users and general public; the environmental risks to human health, vegetation and controlled waters; and the stability of structures and services. All of which will be the liability of the site owners and/or developers.
